The role:
As Location Manager you will be responsible, as a part of your team for the management of all real estate assets including external lease business within the respective location management unit (LMU) with a focus on Siemens space and service requirements including full budget and team responsibility. The industrial space driven portfolio consists of around 40 leased properties throughout Sweden with a total size of 33.000m2.
The challenge:
• You will lead a team with responsibility for employer related questions as well as work environmental questions
• You will have close contact with our internal tenants in the different divisions both on local and central level in all questions related to buildings, facilities and service
• Your work tasks will include commercial and technical responsibility of the facilities
You will be responsible for:
• Customer Relationship Management and contact partner for real estate related topics
• Ensure an economic and optimized management and development of the real estate portfolio according to SRE standards & processes & budget
• Realization of the real estate strategy in coordination with SRE management
• People management, organization, development of the SRE LMU
• Driving continuous improvement of real estate costs for internal customers
• Sourcing of real estate related services as well as steering and controlling of suppliers
• Promote and manage all projects implementing innovative office concepts / spaces
• Ensure legal ownership representation to local authorities and total adherence to local statutory regulations and local laws
• Ensure local legal requirements and Siemens internal standards for Environmental Protection, Health Management and Safety (EHS)
• Regular reporting to and close cooperation & communication with SRE management
Who are you?
• You have knowledge in multiple Corporate Real Estate disciplines with focus on Asset Management, Property Management, Facility Management & Services, Procurement of Real Estate Services & Legal aspects
• You have an academic degree in engineering or other advanced real estate education alternatively within finance/law and several years of professional experience with responsibility in real estate functions
• You have knowledge about the real estate market in Sweden and it's mechanism & tasks
• You have a developing knowledge in Business Administration and competence in addressing Financial KPI's to the customer
• Advanced expertise in project management and excellent negotiation skills
• You have proven communication skills including IT & social competency and act professionally with high integrity in contact with customers, suppliers and internal staff
• You have people management skills including Senior Stakeholders
• You have a strong customer focus and a mind-set as an entrepreneur
• You speak and write swedish and english fluently
• You have the flexibility for travelling mainly in Sweden and own a drivers license (B)
