Who you are
About the job
As our current Group Real Estate Manager retires in August this year, we are now looking for his successor.
In this role you are globally responsible for all properties and real estate assets within the group. Your main responsibilities are:
* Oversee large real estate projects including selection of local project managers, architects, general contractor, etc. and to monitor and assure timely completion of projects within given budgets.
* Work with corporate and regional management, businesses units, and local teams to anticipate and implement real estate related solutions to optimize the real estate portfolio, improve operations and realize cost savings.
* In coordination with brokers and internal and external resources, lead negotiation of leases with landlords globally to drive operational improvements and realize cost savings.
* Prepare and direct internal requests for authorization of capital investment and expenditures including financial models to support management decision-making on potential real estate transactions and capital investments.
* Create and maintain an annual operating and capital budget for all properties and facilities in the company and monitor/report on the portfolio. Ensure the company real estate database are continuously updated.
* Work with Group Indirect Purchase (GIP) organization to drive energy efficiency projects.
* Ensure the internal rent charges are updated and correct including continuously update market valuation of internal owned facilities.
The position is based at our headquarters in Lund and requires extensive travel (100+ days/year). You report to our CFO.
Who are you?
You have a minimum of 10 years of hands-on real estate experience. International experiences from a large, industrial company is very desirable as is a couple of years in construction management including budgeting, planning, timeline management, implementation and all elements of execution.
You are a skilled negotiator with deep understanding of real estate economics and pricing factors. You need to have strong communication skills as you must be able to effectively communicate with stakeholders at various levels both internally and externally. Robust interpersonal skills, social intelligence and political acumen is also a must as well as strong results orientation with focus on key priorities.
A degree in Construction Management, Architecture, Engineering or a related field is a plus. You have very good knowledge of English, both orally and in writing.
